Our Services

Transactional Services - Reger Rizzo & Darnall’s Real Estate Team represents clients in all aspects of real estate transactions. Our practice involves the development, acquisition, disposition, leasing, financing and construction of industrial, retail, commercial and residential real estate. We also have extensive experience in real estate loan and partnership workouts, foreclosures, bankruptcies, zoning and land use matters. Additionally, the Group’s practice involves the formation and business structure of the entity that will acquire or manage the property.

Mergers & Acquisitions - Mergers and acquisitions of both public and private companies regularly include real property among the assets to be acquired or sold, so our real estate attorneys frequently draft and negotiate agreements of sale, leases, and loan agreements, and formulate means of lessening the effects of transfer taxes upon the subject transaction. We routinely review the title to the subject property, and proactively address any zoning and land use concerns.

Litigation Services - Over the past two decades, our attorneys have vigorously protected the interests of licensed real estate, title, mortgage, appraising and home inspection companies. The Group’s seasoned litigators are well-versed in the many unique and evolving areas of professional liability litigation and defend our residential and commercial clients, either insured or self-insured, in all phases of the litigation process throughout State, Federal and Administrative Courts of Law or before the various State licensing commissions and local ethical boards which regulate our professional clients.

Condemnation & Eminent Domain

In recent years, towns and municipalities across the country have felt increased pressure to provide upgraded and expanded services to their residents. These services can range from the addition of power supply lines and telecommunication towers, to the construction and remodeling of schools and community buildings to repairs and improvements to local roads, bridges and sewer and water mains. In order to provide these services to residents, municipalities will often times rely upon the use of condemnation.

Through condemnation, the government exercises its power of eminent domain in order to acquire a property or an easement through a property. Although government agencies are required to pay property owners a fair compensation for all property that is taken under eminent domain, property owners do have the right to contest the government's compensation offer.

At Reger Rizzo & Darnall, we have experience in commendation and eminent domain proceedings and are dedicated to protecting the rights of property owners. Our Real Estate Team regularly assists property owners in a wide range of issues, including pre-condemnation planning, property valuation, zoning and land use issues, relocation claims and litigating claims on behalf of our clients, in both state and federal courts. We put our decades of experience working in the land use, environmental and governmental regulatory industries to work for our clients. We also frequently consult with members of our Estates & Trusts Group regarding taxation issues that may arise after a property owner receives their compensation from an eminent domain proceeding.

Real Estate Closings - The buying and selling of real estate, whether a primary residence, investment property, vacation home or commercial property, is one of the largest financial commitments most individuals will ever make. Not only is it one of the biggest financial commitments, but it can also be one of the most stressful.

Real estate contracts can often times contain provisions that are unenforceable or that create more liability than most realize. At Reger Rizzo & Darnall, we provide an unbiased explanation and evaluation of real estate contracts so that clients understand the entire process and avoid any potential pitfalls, which they otherwise may not have been aware of. We work with clients through every step of the closing process, including the review of all contracts, mortgage documents, title and surveys, and we prepare the necessary legal forms such as deed HUD1 and mortgage and transfer tax documentation. Every step of the way, our team ensures that each client receives the personal, individualized attention that is needed to complete each transaction quickly and smoothly.
